Privacy Policy

1. About this policy

This Privacy Policy applies to ESTI, Inc. ("ESTI", "we", "us" or "our") and covers the ESTI website at www.esti.com, our emails and alerts, and ESTI when you use it inside an AI app (together, the "Service"). It is part of our Terms of Use.

It does not cover websites, apps or services run by other companies, such as AI apps, sign-in providers or real estate agents. Their own privacy policies apply.

2. The short version

We collect what you give us (like your name, email and phone), what you do on ESTI (like homes you save and view), and basic device data.
We use it to run ESTI, keep your account working, send the alerts you ask for, and improve the Service.
When you request a showing, we share your details with a partner real estate agent, and ESTI may receive a referral fee from that agent.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising.
You can see, correct or delete your information, and you can delete your account in your Profile.

3. Information we collect

Information you give us:

Account information: your name, email address and phone number.
Sign-in information: if you sign in with Google (or another sign-in option we add), we receive your name and email address from that provider. Some older accounts have a password, which we store in a protected (hashed) form.
Your activity and settings: homes you save, saved searches and alert settings, cities you invest in, and your deal defaults (the costs and assumptions you set for estimates).
Showing requests: your name, phone number, preferred times, any note you add, and the home you asked about.
Messages: anything you send us, for example through the contact form or by email.

Information we collect automatically:

Usage information: homes you view, searches you run, features you use, and counts of how much you use ESTI (for account limits).
Device and log data: your IP address, browser and device type, pages you visit, the site that sent you to ESTI, and dates and times of visits.
Approximate location: a general location (like your city) based on your IP address, which we use to suggest nearby markets.
Cookies and local storage: small files and browser storage that keep you signed in, remember your settings and help us understand how the site is used. See Cookies and analytics.

Information from other sources:

Property information from third-party data providers, public records and listing sources. This is information about homes, but it can include names or contact details of listing agents or owners as they appear in public records or listings.
AI apps you connect: when you connect ESTI to an AI app, we receive the requests you make through that app so we can answer them.

4. How we use information

We use information to:

Provide the Service: show homes and estimates, save your homes and settings, and run your saved searches.
Run your account: sign you in, verify your phone number by text message, and apply account limits.
Handle showing requests: pass your request to a partner agent so they can contact you.
Communicate with you: send sign-in links, alerts you set up, service messages and, if you opt in, marketing emails.
Improve ESTI: understand how people use the Service, fix problems and build new features.
Keep ESTI safe: prevent fraud, abuse, scraping and security problems, and enforce our Terms of Use.
Follow the law: meet legal obligations and respond to lawful requests.

We share information only in these ways:

With real estate agents and brokers, at your direction. When you request a showing, we share your name, phone number, preferred times, note and the home you asked about with a partner agent or broker so they can contact you. ESTI may receive a referral fee from that agent or broker if you buy or sell a home with them. The agent's own privacy practices apply to what they do with your information.
With service providers who work for us: hosting, email delivery, text message (SMS) verification, maps and street imagery, and analytics. They may use the information only to provide their services to ESTI.
With AI apps you connect: when you ask an AI app for ESTI information, we send it the estimates and property details you request.
With sign-in providers, as needed to sign you in.
For legal reasons: if required by law, or to protect the rights, safety or property of ESTI, our users or others.
In a business transfer: if ESTI is involved in a merger, acquisition, financing or sale of assets, information may be transferred as part of that deal.
With your consent, or in aggregated or de-identified form that does not identify you.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

6. Cookies and analytics

We use cookies and local storage to keep you signed in, remember your settings (such as notices you have dismissed) and measure how the site is used.

We use Google Tag Manager to load analytics tools that tell us which pages and features people use. We use these tools for analytics only, not for advertising or remarketing.

You can block or delete cookies in your browser settings. If you do, some parts of ESTI, like staying signed in, may not work.

Do Not Track: some browsers send a "Do Not Track" signal. There is no common standard for how to respond to it, so the Service does not currently respond to Do Not Track signals.

7. Your choices

Account details: you can view and change your name and phone number in your Profile.
Marketing emails: these are off unless you opt in. You can turn them on or off in your Profile, or use the unsubscribe link in any marketing email.
Alerts: you can change or turn off alerts for your saved searches at any time.
AI apps: you can disconnect ESTI from an AI app in that app's settings.
Delete your account: you can delete your account in your Profile, or email us at info@esti.com.

8. How long we keep information

We keep your information for as long as your account is open and as needed to provide the Service. When you delete your account, we delete or de-identify your personal information within a reasonable time, except for information we need to keep to meet legal obligations, resolve disputes, prevent fraud and abuse, or enforce our agreements. Copies in backups are deleted as the backups are replaced.

9. Security

We use reasonable technical and organizational measures to protect your information. No method of sending or storing data is completely secure, so we cannot guarantee absolute security. Keep your email account secure, because sign-in links are sent there.

10. Children

ESTI is not intended for anyone under 18, and we do not knowingly collect personal information from children. If you believe a child has given us personal information, contact us at info@esti.com and we will delete it.

11. Your California privacy rights

If you live in California, the California Consumer Privacy Act (as amended by the California Privacy Rights Act) gives you these rights:

Right to know: to ask what personal information we have collected about you, where it came from, why we collected it and who we shared it with, and to get a copy of it.
Right to delete: to ask us to delete personal information we collected from you, subject to some exceptions.
Right to correct: to ask us to correct inaccurate personal information.
Right to opt out of sale or sharing: we do not sell your personal information or share it for cross-context behavioral advertising, so there is nothing to opt out of.
Right to limit use of sensitive personal information: we use sensitive information (such as your account sign-in details) only to provide the Service, as the law allows.
Right to non-discrimination: we will not treat you differently for using these rights.

In the last 12 months, we collected the categories of personal information described in Information we collect: identifiers (such as name, email, phone and IP address), internet and usage activity, approximate location, and account sign-in details. We collected them for the purposes in How we use information and disclosed them as described in How we share information.

To make a request, email info@esti.com with the subject "Privacy request". We will confirm your identity, usually by asking you to confirm the email address on your account, and respond within 45 days. You can use an authorized agent to make a request for you; we may ask for proof that the agent is authorized and ask you to confirm your identity.

California's "Shine the Light" law also lets California residents ask about personal information shared with third parties for their own direct marketing. To ask, email info@esti.com.

12. Privacy rights in other states

Residents of some other states have similar privacy rights. To make a request, email info@esti.com. We will respond as required by the laws of your state. If we deny your request, you can appeal by replying to our response.

13. Using ESTI from outside the US

ESTI is meant for use in the United States. Your information is stored and processed in the United States.

14. Changes to this policy

We may update this policy from time to time. We will post the new version on this page and change the "Last updated" date. If a change is important, we will also tell you, for example by email or with a notice on the site.
