Profit and ROI
Updated Oct 19, 2026
Estimated profit = sale price after renovation (ARV) − purchase price − renovation − closing costs − agent fees − holding & staging.
ROI = profit ÷ the total cost of the deal.
What's included to start
- Closing costs: 0.6% of the purchase price
- Agent fees: 0% to start. Set what you'll pay when you sell.
- Holding & staging: $0 to start. Add taxes, insurance, utilities, loan interest and staging while you own the home.
Use your own numbers
In "Estimated ROI and renovation costs" on the property page you can change any number: the purchase price, renovation, ARV, closing, agent fees and holding & staging. Results update as you type. Click Reset to ESTI estimate to start over.
Paying with a loan? Choose Cash, Hard money (fix and flip), Conventional 30-year or HELOC / line of credit. A loan doesn't change the profit or ROI. It changes the cash you put in, and ESTI shows your return on that cash.
Want the same settings on every home? Set them once under Deal defaults in your account menu.
The full method, with a worked example, is on How ESTI estimates.
