How renovation is estimated

Updated Oct 20, 2026

ESTI prices the renovation line by line from its renovation cost presets, adjusted for the home's size, bedrooms, bathrooms and local building costs.

Scope

  • Moderate: a cosmetic refresh. Paint inside and out, flooring, countertops, plumbing and light fixtures, prep and clean-up.
  • Full-scale: everything in Moderate, plus cabinets, appliances, interior doors and trim, drywall repairs, and electrical and plumbing parts.

Neither includes structural work or debris haul-off. Click What's included on the property page for the full list.

Finish level

  • Basic: standard-grade materials. This is ESTI's starting estimate.
  • Premium: higher-grade materials. The renovation costs more and the sale price (ARV) goes up a little.
  • Elite: high-end materials. The renovation costs more again, and the sale price goes up a little more.

Better finishes can sell for a bit more, but rarely far above the nearby sales, so the sale price goes up much less than the renovation cost.
