ESTI Pro

ESTI stays free. Pro adds tools on top, from one button on any property page: Run Pro analysis. It takes about 15 seconds and is saved to the home, so it opens the same way next time.

What Pro analysis does

• Enhanced comps: up to 10 recent nearby sales, each scored for how closely it matches and adjusted to fit the home. AI reads each comp's listing for its condition, pool, garage and extra unit, with the words it found. Comps whose listing says they need work are left out by default. Edit comps lets you change any of it.
• Suggested offer: what the seller is likely to accept, from the home's value, its price cuts and time on the market, and how homes nearby sell against asking. Pro's profit is worked out at the offer; Why shows the reasons, and Use asking price switches back.
• Edit line items: the renovation line by line. Type your contractor's number into any line or add your own, like a roof or HVAC.

After a run, the page leads with Pro's numbers and shows the standard estimate under them, crossed out. Search, Profit Picks and the standard estimate stay the same for everyone.

Price and trial

• $9.99 a month, or $99 a year.
• The first 30 days are free. A card is needed to start, and you are not charged until the trial ends.
• Pro members can analyze 250 homes a day.

Cancel or change your plan

Open ESTI Pro from your account menu and click Manage billing. Payments are handled by Stripe, and ESTI never sees your card number. If you cancel, you keep Pro until the end of the period you've paid for, or the end of your trial, and you are not charged again.
